Additional bathroom and alterations to existing residence, Glen Iris
I was engaged by the client to design a new second bathroom for use by the family and guests, as well as a few other requirements. Located upstairs adjacent to two bedrooms, the existing layout was altered including eliminating the large landing area and reducing the size of one bedroom. The existing large window was replaced with highlight openable windows and a new window to the top of the stair landing was installed. Both windows have obscure glass and meet code dimension and glass requirements to prevent overlooking. The new skylight and windows provide plenty of light and ventilation and a mechanical exhaust fan has been provided. New carpet and fresh painting finishes the look. New light fittings and linked smoke detectors have been installed on both ground and first floors and a new access panel has been installed in the ground level ceiling. A sliding door was proposed for space saving and located away from the top of the stairs for safety. A new handrail has been proposed for the stair, although, this has not been installed at this time.
This contemporary functional bathroom with quality fixtures throughout is now thoroughly enjoyed as a new addition to the home. I worked closely with the structural engineer, building surveyor and the client throughout the schematic, design development and documentation process. The client was involved in the final selection of stylish, practical fixtures and finishes.
This new and additional work required preliminary work inclusive of working with existing plans and investigation of existing structural adequacy and required a building permit for demolition and structural alterations to both the exterior and interior walls. I obtained the building permit acting as agent for the client.
Stage One renovations and minor structural alterations to this 1926 Californian Bungalow residence are complete. Stage Two entails partial demolition and a new two-storey extension to the rear. Stage Three entails a new boundary fence, landscaping and pool.
